Project Manager required (20-30,000 AED per month) - Dubai based - Luxury Developer (High End Residential Tower Projects)

RIG (Recruitment International Group) is working with a Developer based in Dubai who deals in high end luxury residential projects.

Our client, a luxury residential property developer, is seeking an experienced Project Manager to oversee the delivery of high-end residential tower projects in Dubai. The successful candidate will manage project planning, construction delivery, stakeholder coordination and handover, ensuring projects meet agreed budgets, timelines and quality standards.

This role requires strong experience in high-rise residential construction, with particular attention to luxury finishes, contractor performance and coordination between design and site teams.

Key Responsibilities

• Manage projects from pre-construction and mobilisation through construction, completion and handover.
• Oversee main contractors, consultants and specialist subcontractors, ensuring delivery against approved programmes, specifications and contractual requirements.
• Monitor construction progress, identify delays and implement recovery plans to maintain project milestones.
• Coordinate architectural, structural, MEP, façade, interior fit-out and external works packages.
• Ensure workmanship, materials, mock-ups and finishes meet the standards expected of a luxury residential development.
• Work closely with design teams to resolve technical queries, manage design changes and maintain alignment between design intent and site execution.
• Review project budgets, cash-flow forecasts, variations and payment recommendations with the commercial and quantity surveying teams.
• Coordinate procurement schedules and monitor long-lead materials and specialist packages.
• Lead project meetings and provide clear reporting on progress, costs, risks, quality and key decisions.
• Manage interfaces with relevant authorities, utility providers and other project stakeholders to support approvals and completion requirements.
• Ensure contractors maintain appropriate health, safety and environmental standards.
• Oversee testing and commissioning, snagging, de-snagging, handover documentation and defect resolution.

Requirements

• Bachelor’s degree in Civil Engineering, Construction Management or a related discipline.
• Typically 10+ years of construction experience, including at least 5 years managing high-rise residential projects.
• Proven experience delivering luxury residential towers in Dubai or the wider UAE.
• Background with an established property developer or main contractor.
• Demonstrable responsibility for project delivery through to completion and handover.
• Strong technical understanding of structural works, MEP coordination, façades and high-end interior finishes.
• Experience managing contractors, consultants, project programmes, budgets and construction risks.
• Familiarity with Dubai construction approval processes and authority requirements.
• Strong understanding of construction contracts, variations and claims management.
• Ability to review programmes using Primavera P6 or Microsoft Project.
• Excellent leadership, communication, negotiation and problem-solving skills.
• PMP certification would be advantageous.

Salary budget: 20-30,000 AED per month + medical + visa + flights
