Assistant Manager – Retail Expansion & Store Development

Watsons Vietnam is looking for an Assistant Manager – Retail Expansion & Store Development with strong experience in Retail Site Expansion, preferably within shopping malls / premium retail locations, and the ability to manage store development projects from site evaluation through to successful opening.

Key Responsibilities

• Identify and evaluate potential locations for new Watsons stores, with a strong focus on shopping malls, premium malls and key retail destinations.
• Conduct site assessments covering catchment, footfall, demographics, competition, visibility, accessibility and sales potential.
• Prepare commercial and financial proposals for Management approval, including sales forecast, rental, CAPEX, Store P&L, ROI / Payback.
• Build and maintain strong relationships with mall developers, landlords, leasing agents and property partners.
• Negotiate key commercial terms including rental, turnover rent, lease term, fit-out period and landlord contribution.
• Coordinate with Legal on Offer to Lease, Lease Agreements and related documentation.
• Manage assigned store development projects from site approval to store opening, including timeline, milestones, CAPEX, risks and opening readiness.
• Work closely with Operations, Finance, Legal, Design, Construction, Procurement, IT and other relevant teams to ensure stores open on time and within budget.
• Support annual expansion planning, site pipeline management and project reporting.

Requirements

• Around 5+ years of relevant experience in Retail Expansion, Store Development, Site Development, Retail Leasing, Property Development or Network Development.
• Hands-on experience in site sourcing, location evaluation and lease negotiation.
• Strong understanding of shopping malls and the Vietnam commercial retail market.
• Experience in commercial / financial feasibility, including P&L, rental, CAPEX, ROI or Payback.
• Experience managing or coordinating new store openings end-to-end.
• Good understanding of store design, fit-out and construction processes.
• Strong negotiation, analytical, project management and stakeholder management skills.
• Good command of English and Vietnamese.

Preferred Background

• Experience in Beauty / Cosmetics, Luxury, Premium Retail, Fashion, Jewelry, Department Stores or International Retail is highly preferred.
• Exposure to major mall developers / retail destinations such as Vincom, AEON Mall, Lotte, Takashimaya / Saigon Centre, THISO or equivalent partners would be an advantage.

Working Time & Location

• Working Time: Monday to Friday, 09:00 – 18:00 (WFH Once a week)
• Working Location: Watsons Vietnam Office – Tower B, Floor 14.02, Viettel Tower
