The Role

We are seeking an experienced Senior Mortgage Specialist to manage complex mortgage applications, assess borrower and property information, coordinate underwriting and documentation, support customers throughout the lending process, and ensure mortgage transactions are completed accurately and efficiently.

The ideal candidate will combine strong mortgage knowledge, credit awareness, analytical capability, customer-service skills, and attention to regulatory and documentation requirements while managing applications from initial assessment through approval, completion, and post-completion support.

Key Responsibilities
  • Manage end-to-end mortgage applications from initial enquiry through approval, completion, and post-completion activities.
  • Review borrower applications, supporting documentation, financial information, and property details for completeness and accuracy.
  • Assess borrower eligibility against applicable mortgage policies, lending criteria, and product requirements.
  • Review income, employment, assets, liabilities, credit history, affordability, and financial commitments.
  • Analyze complex income structures including self-employment, variable compensation, commissions, bonuses, investments, rental income, and multiple income sources.
  • Review personal and business financial statements where required for self-employed or corporate borrowers.
  • Assess debt-to-income, loan-to-value, affordability, repayment capacity, and other relevant lending metrics.
  • Identify potential credit, documentation, property, affordability, fraud, or compliance concerns.
  • Prepare clear application assessments and recommendations for underwriting or credit approval.
  • Coordinate with underwriters, credit teams, relationship managers, brokers, and lending decision-makers.
  • Obtain additional information or clarification from applicants when required to support credit assessment.
  • Explain mortgage products, lending criteria, repayment structures, interest rates, fees, terms, and conditions clearly to customers.
  • Provide accurate and timely guidance to customers throughout the mortgage application process.
  • Manage customer expectations regarding documentation, approval conditions, valuations, timelines, and completion requirements.
  • Maintain regular communication with applicants, brokers, solicitors, conveyancers, agents, valuers, and internal stakeholders.
  • Review property information, valuation reports, purchase contracts, title documentation, and other security-related materials.
  • Assess property suitability and identify issues that may affect lending decisions or security requirements.
  • Coordinate property valuations and follow up on valuation exceptions, discrepancies, or outstanding requirements.
  • Review mortgage offers, approval conditions, loan terms, and supporting documentation for accuracy.
  • Ensure all approval conditions are satisfied before completion or funding.
  • Coordinate mortgage documentation, legal requirements, signatures, confirmations, and completion processes.
  • Verify that customer and property documentation meets applicable lending and regulatory standards.
  • Maintain accurate records of application status, decisions, conditions, documentation, communications, and approvals.
  • Ensure mortgage applications progress within agreed service levels and turnaround times.
  • Monitor application pipelines and proactively address delays, bottlenecks, missing documentation, or unresolved conditions.
  • Escalate complex applications, exceptions, policy breaches, and high-risk cases to appropriate decision-makers.
  • Support policy exceptions and prepare appropriate rationale and supporting analysis for approval.
  • Review credit bureau information and investigate adverse credit history, arrears, defaults, judgments, or other relevant indicators.
  • Identify potential fraud, identity concerns, document inconsistencies, undisclosed liabilities, or suspicious application activity.
  • Work closely with Compliance and Financial Crime teams on KYC, AML, sanctions, fraud, and source-of-funds requirements.
  • Ensure customer identification and verification requirements are completed accurately.
  • Apply responsible-lending principles and ensure affordability assessments are appropriately documented.
  • Monitor regulatory and policy changes affecting mortgage lending and incorporate updated requirements into application processing.
  • Maintain current knowledge of mortgage products, lending policies, property markets, interest-rate developments, and industry practices.
  • Support mortgage brokers, relationship managers, and sales teams with complex lending scenarios and technical guidance.
  • Provide technical mortgage guidance on product suitability, affordability, loan structures, refinancing, equity release, and other relevant solutions.
  • Review refinancing and remortgage applications, including repayment history, existing lending, property value, and customer objectives.
  • Support portfolio reviews and identify opportunities or risks within existing mortgage exposures.
  • Monitor arrears, repayment concerns, covenant breaches, or other indicators requiring escalation where applicable.
  • Coordinate with collections, servicing, and customer-support teams on mortgage accounts requiring intervention.
  • Assist with mortgage restructurings, repayment arrangements, term changes, and other approved customer solutions.
  • Ensure customer communications comply with applicable conduct, disclosure, and fair-treatment requirements.
  • Maintain confidentiality and protect sensitive customer, financial, property, and credit information.
  • Prepare mortgage performance reports covering application volumes, approval rates, turnaround times, exceptions, and pipeline status.
  • Monitor application quality and identify recurring documentation, process, or underwriting issues.
  • Recommend improvements to mortgage processes, workflows, controls, documentation, and customer journeys.
  • Support mortgage-system enhancements, automation initiatives, digital application processes, and operational transformation projects.
  • Assist with internal audits, compliance reviews, quality assurance assessments, and regulatory examinations.
  • Maintain appropriate audit trails and supporting evidence for mortgage decisions and transactions.
  • Mentor junior mortgage specialists and provide technical guidance on complex applications and lending requirements.
  • Support management with analysis of mortgage trends, portfolio risks, customer demand, operational issues, and process-improvement opportunities.

Ideal Candidate

The successful candidate should have strong experience in mortgage lending, residential lending, home finance, mortgage underwriting, loan processing, credit assessment, or banking operations, preferably within a regulated financial institution, mortgage lender, bank, broker, or financial-services organization.

The candidate should demonstrate:

  • Strong knowledge of mortgage lending processes and residential lending products.
  • Proven experience managing complex mortgage applications from submission through completion.
  • Strong understanding of affordability, credit assessment, loan-to-value, debt-to-income, and repayment-capacity analysis.
  • Experience reviewing employed, self-employed, business-owner, and variable-income borrowers.
  • Strong knowledge of mortgage documentation, property valuation, legal requirements, and completion processes.
  • Experience assessing credit reports and identifying adverse credit indicators.
  • Strong understanding of responsible lending and customer-treatment principles.
  • Experience working with mortgage underwriting, credit, risk, operations, and compliance teams.
